Definitions throughout these terms and conditions: “we” or “us” to mean Mirage Property and the website www.mirageproperty.co.uk.  If you do not agree to these terms and conditions please do not use the site.

You can cancel your advert by informing us in writing within 48 hours of your advert submission. We will refund your payment in full however under no circumstances will our liability exceed the value of the advertising fee received.  Cancellation after 48 hours will not be eligible for a refund.  This does not affect your statutory rights as a consumer.

You must have the legal right to sell or rent the property.  We will print the description you supply which should be correct.  We do not take any responsibility for the accuracy of the information supplied and cannot be held liable. You must have permission from the owner to use the photographs you supply to us for use in the advert. We will not be held liable for breach of copyright.

The advert will not be uploaded until full payment is received by us.

If you have a contract with an Agent, make sure you check your contract’s terms and conditions. If later it is found that you are legally bound to pay the Agents commissions, we will not be liable.

We may conduct viewings on your behalf at a previously agreed rate.  Payment must be received prior to the viewing and cannot be refunded in the case of a no show or other problem not caused by us.

We do not provide legal or conveyancing services.  Buyers should satisfy themselves as to the accuracy of the descriptions and should always seek professional legal advice when proceeding to negotiate a purchase.

Any dealings you have with third parties via this site are your responsibility. Should a dispute arise between you and any third party due to use of the site we will not be responsible for any loss or damage suffered as a result.

We reserve the right at any time and without notice to remove, amend or vary any of the content of this site.

Data Protection. Personal information we collect from this website will only be used in order to provide you with the service described and held on our database for administration purposes. Your details will not be passed on to any third parties.

These Terms and Conditions shall be governed by and interpreted in accordance with English law and the courts of England and Wales shall have exclusive jurisdiction to resolve any disputes between us.
